Why Work with a Buyer's Agent?
1. Buying a property may well be the largest investment you make. Having someone who represents you and your interests in this transaction process is very important. A Buyer’s Agent has a fiduciary responsibility to provide you such representation and to keep any and all information you share with them confidential. You will have an agent who knows the details and realities of the market and who can and will share them with you.
2. The Seller has an agent, the Listing Agent, who represents them – by hiring a Buyer’s Agent you "even the playing field."
3. Hiring a Buyer’s Agent should not cost you anything. In Massachusetts, listing brokers will "co-broke" with Buyer’s Agents, sharing a percentage of their listing commission with the Buyer’s Agent.

Their skills and knowledge are particularly important with FSBOs because the Seller may have limited knowledge of the transaction process and the current market data.
5. A Buyer’s Agent will help you determine the fair market value of the property and will help you to develop a negotiation strategy that benefits you. Their goal is to help you purchase the property that you want at the most competitive price.
6. Your Buyer’s Agent will help you find the most qualified professionals to assist you in the transaction. These may include Mortgage Officers, Home Inspectors, Real Estate Attorneys and various other contractors.
